The McGill University Health Centre is one of the largest hospitals in Canadaa large. The product, which created a campus-style academic health complex in Montréal, consolidated the Royal Victoria Hospital, Montréal Children’s Hospital, Montréal Chest Institute, Cedars Cancer Centre and the Research Institute to support patient care, teaching and research.

Spanning approximately 346,000 sq. metres including parking, MUHC includes two university hospitals for adult and pediatric care, a dedicated research centre, centralized ambulatory services for 25 clinical departments and extensive academic space.

The facility provides 500 single-patient rooms with private bathrooms, 20 operating theatres, advanced diagnostic and treatment areas and purpose-built environments that strengthen links between clinical care and research. Shared clinical platforms and standardized layouts support efficient workflows for staff while improving care for patients and families.

The P3 design-build phases, completed in October 2014, were fast-tracked and delivered in only 51 months. A 30-year service contract commenced following construction completion and expires in 2044. Operations include comprehensive hard and soft facilities management services across a complex multi-building environment, allowing clinical teams to focus on care delivery rather than building operations. 

In 2006, Infrastructure Québec undertook a Value-for-Money (VfM) analysis that estimated the government could achieve savings of $208 million NPV by using a P3 approach compared to completing the project using a conventional government procurement process. 

Sustainability and life cycle performance were central to the project’s design and operation. The site achieved LEED® Gold certification for New Construction and later for Existing Buildings, reflecting energy efficient systems, water conservation measures and long-term asset management planning.

Today, the campus functions as a highly integrated health and research hub, supporting complex care and reinforcing Montréal’s role as a leading centre for academic medicine and innovation.
